What is boiler wall coating?

Boiler wall coating was introduced in the 1920s as a new product to insulate boilers. Boiler wall coating formed a tough rubbery blanket over the entire boiler, providing insulation and air infiltration. The material was applied wet with a trowel to about a 1/16” thickness. Applying boiler wall coating gave the boiler a puffy appearance, much like a snowman. Johns-Mansville produced a boiler wall covering called J-M Aertite from the 1920s on.

Like so many old products that were made for insulation or fireproofing purposes, boiler wall coating contained asbestos. Old boiler wall coating that is intact and in good condition probably does not pose much risk of asbestos exposure. But once it becomes damaged or otherwise friable, deadly asbestos fibers are easily broken off and released into the air, where they can remain suspended for hours or days.
